Costs of selling a property in Portugal
The seller is responsible for paying the expenses of selling the property to the real estate agent. It is also obliged to pay the added value that will be higher if the seller is not a Portuguese tax resident. If you are a Portuguese taxpayer, you will benefit from an exemption of 50% of the 25% of the capital gains tax (i.e., 12.5%).
As said before, in Portugal agency fees are borne by the seller and our commission is 5% + VAT like most agencies.

In the sale commitment, there is a fixed date for the signing of the «Public Deed» (authentic act of purchase). In general, it is 2 to 12 weeks after signing the CPCV (sales commitment).
